One of the enclosures would be located .- <br /> northeast of unit I, and the other enclosure would be located east of unit 16. The dumpster <br /> enclosures are proposed to have a brick veneer and an asphalt shinglc roof to match the office <br /> buildings (Attachment 3D-7 Sheet AL3). A stained Cedar gate would provide access to the <br /> dumpsters. The enclosure plans do indicate that the area above the brick would have stueco <br /> to match the office buildings; however, stucco is not being used on the office buildings. The <br /> dumpster enclosures should use the Hardie Plank siding to be compatible with the look ofthe <br /> office buildings. <br /> Mechanical operation equipment is not shown on the plans. All such equipment shall be <br /> required to be screened from view consistent with the City's Zoning Ordinance. A condition <br /> has been added to the PUD document reinforcing this requirement. <br /> 12. Lighting - Does Not Meet Requirements <br /> Thc lighting plan is required to meet Section 6.E.3 and 5.H.5.f of the Zoning Ordinance. <br /> Section 6.B.3 states that: <br /> . Light is to bc directed away from adjoining lots or public streets. <br /> . The lighting source should be hooded, concealed, or eontrolled to direct lighting only <br /> where lighting is intended to be. . <br /> . The lighting should not exeeed a meter reading of one foot candIe on the travel lanes <br /> of adjoining public streets or .4 candles on adjoining residential properties. <br /> . No more than 25 percent of the fa<;ade should be illuminated with direct lighting <br /> from spot lights or flood lights <br /> Section 5.H.5.f states that lighting shall not be permitted to wash the building, except for <br /> accent lighting to delineate the main entryway into the building, and lighting shall not exceed <br /> 14 feet in height. <br /> The applicant is proposing 12 foot tall poles with a two foot base for the parking lot lights. <br /> The lights would be hooded as required. The plan does not indicate if the facades of any of <br /> the buildings would be lit. jfthe fa<;ade of the two easternmost buildings is lit, it may be <br /> visible from neighboring properties. However, the landscaping will help reduce the impact <br /> of any fa<;ade lighting. <br /> Along the southern property line near the aceess road to Hamline Avenne, there are two <br /> small spots where light is at .6 lumens, which exceeds the .4 lumens limit. The first area is <br /> southeast of unit 16 near the curve in the access road.
