The vegctation plan includes a mixture of trees, large and small s]mlbs, flowers,
and vines.
The applicant will also be restoring the shoreline vcgctation. They are currently working
with the Rice Creek Watershed District (RCWD) to select the appropriatc types of plants. A
final review from the RCWD was not available in time for the printing of this report.
Retaining Wall: Due to the steep hillside, the applicant is proposing to construct a four foot
high retaining wall along the property line facing Lake Johanna Blvd. The applicant has
submitted two different pictures of retaining walls that may bc used on the property
(Attachment 3B-l). Trecs and bushes in front of the retaining walls would screen much of
the wall from the lake. Two types of vines would also be used to screen the walls and
providc additional vegetation on the property.
There are two other four foot high rctaining walls proposed for the property. One of the .
retaining walls is located on the northwestern part of the property. The other retaining wall is
locatcd near the southeastern corner of the proposed dwelling.
Rain Garden/Stormwater Management: The proposal includes a rain garden to trcat and
store on-site stornlwater (Attachment 3B-4). The Rice Creek
Watershed District is reviewing the application to cnsure that the rain garden is sufficient for
runoff on the property. There was no storm water treatment on the propcrty prior to this
proposal.
There is an existing pipe along the northern edge of the lot in a utility easement that carries
stonnwater from Fairvicw Avenue to Lake Johanna. This pipe was not damaged in the
clearing and will remain in place.
Erosion Control: The City and the Rice Creck Watershed District (RCWD) monitor erosion
control on the property (Attaclunent 3B-4).
