AestheticslBuilding Materials - Use of EFIS as accessory building material; not listed as <br /> permitted building material. <br /> The building aesthetics include a sloped and shingled roof to make the building appear more <br /> residential. The building itself has a primary material of brick with glass windows along the <br /> front (east) of the building and also a few windows into the car was on the west. Some EFIS <br /> is used as an accessory material along the top portion ofthe building (top quarter of the <br /> building walls), While not listed as a permitted building material in the GB District, the <br /> EFIS is not the primary building material and also helps to break up the mass of the huilding. <br /> Additionally, the plans of the proposed development show metal fueling canopy columns. <br /> Staff would recommend that the exterior of the columns be treated with the same brick <br /> material from the building exterior to maintain the consistency of design throughout the <br /> development, and to more closely match the GB District building material requirements. <br /> SA. Height of Buildings - Meets Requirement <br /> Building height for a sloped roof is calculated from grade to the midpoint between the ridge <br /> of the roof and the eaves. The plans show a building with a height, based on this <br /> measurement at approximately 23,5 feet, well within the height requirements for thc GB <br /> District. The height to the top ofthe roof ridge would be approximately 35 feet. <br />. <br /> 9A. Parking - Meets requirement <br /> Applicable parking standards include the following: <br /> . Traffic, Access, and Circulation - Meets requirement <br /> The site plans show two access drives to the site; one at the eastern side of the property, the <br /> other using an existing approach at the south side of the property. A median separates north <br /> and southbound traffic on Round Lake Road. Due to the median, the north access drive is <br /> cssentially a right in and right out only access.
