PLANNING CASE #05-17: PRESBYTERIAN HOMES, 2845 HAMLINE <br /> AVENUE N. #100, ROSEVILLE, MN; SUP AMENDMENT FOR MCKNIGHT <br /> CARE CENTER ADDITION (3220 LAKE JOHANNA BL YD.) <br /> Mr. Hellegers stated applieants were requesting a Special Use Permit Amendment for an <br /> addition to the south end of the McKnight Care Center on the Presbyterian Homes <br /> property in Arden Hills. Staff recommended approval of the Special Use Permit <br /> Amendment for the Presbyterian Homes, after making a finding that the special use will <br /> not have an adverse impact on the surronnding properties or on the community as a <br /> whole, based on the following conditions: <br /> L Revised Final Plans. The applicant shall submit revised plans, responsive to the <br /> comments from the Plan review Comments section of staff s report (9), <br /> contained in City Planning File #05-12, for review and approval by the City <br /> Planner, City Engineer, and City Building Official, prior to issuance of building <br /> permits. <br /> 2. Landscaping Plans. The applicant shall submit a revised landscape plan for <br /> review and approval by the City Planner prior to the issuance of any occupancy <br /> permit. <br /> 3. Screening of Mechanical Overating Equipment. All mechanical operating <br /> equipment shall be screened to meet City regulations. . <br /> 4. Noise Level of Meehanical Overating Equipment. All meehanical operating <br /> equipment shall meet the City regulations for noise levels. If the City Council <br /> determines that the noise level from the mechanical operating equipment is not <br /> meeting City regulations for noise levels; the applicant shall be required to <br /> reduce the noise levels from the mechanical operating equipment. <br /> 5. Proteetive Fencing on the Retaining Wall. Protective fencing shall be erected at <br /> the top of the retaining wall. Fencing may be decorative (wrought iron) or a <br /> vinyl coated chain link style fencing (suggest black, brown, or dark green). <br /> 6. Exeeution of an SUD Amendment Permit. Execution of an SUP Amendment <br /> Permit drafted by the City Attorney and approved by the City Council prior to <br /> the issuance of a Building Permit. <br /> 7. Necessarv Approvals from Other Agencies. The applicant shall obtain all <br /> neeessary permits from the Rice Creek Watershed District, Ramsey County, <br /> State of Minnesota Department of Natural Resources and any other governing <br /> ageneies where applicable. <br /> Chair Sand opened the public hearing at 7:28 p.m. <br /> Chair Sand invited anyone for or against the variance to come forward and make <br /> comment. <br /> There were no comments made. . <br /> Chair Sand closed the public hearing at 7:29 p.m, <br />
