<br /> ---------- <br /> ARDEN HILLS PLANNING COMMISSION - MAY 6. 1998 6 <br /> Commissioner Sand noted that if the lots to the south were also split, they would be zoned R-2 e <br /> which would accommodate a single family home or duplex/twinhome. He reviewed another <br /> property with narrow lots which was developed as twinhomes. Mr. Ringwald agreed this is a <br /> possibility and could be developed as a nice residential area. <br /> Commissioner Duchenes inquired if the westerly access to the property was on Cleveland <br /> Avenue, Mr. Ringwald responded that there was a wide boulevard that separated Cleveland <br /> A venue from the current westerly property line but the access point would be Cleveland Avenue. <br /> Nelson moved, seconded by Rye to recommend approval of Planning Case #98-14, Lot <br /> Split, 3769 New Brighton Road, Ann Stmgeon, subject to tbe conditions indicated above <br /> and set forth in the Staff memorandum dated May 6, 1998. The motion carried <br /> unanimously (7-0). <br /> CASE #98-15 - SIGN-A-RAMA (MCGUIRE'S) - 1201 WEST COUNTY ROAD E- <br /> SPECIAL USE PERMIT (SIGN AGE) - PUBLIC HEARING <br /> Chair Erickson requested verification of the public hearing notice, Community Development <br /> Director Kevin Ringwald verified notice of public hearing in the Bulletin on April 22, 1998. <br /> Chair Erickson gave an overview of the public hearing process, then opened the public hearing at <br /> 8:37 pm. <br /> Mr. Ringwald explained the applicant is requesting approval ofa Special Use Permit, signage . <br /> modification as expressed in Planning Case #95-6, for the Holiday Inn/McGuire's, 1201 West <br /> County Road E, to allow for the placement of 4 neon stripes 20 feet in length and 5/8ths of an <br /> inch wide adjacent to the existing McGuire's sign on the wall facing County Road E. <br /> Mr. Ringwald stated that in March 1995, the Planning Commission recommended approval of an <br /> exterior facelift and various site improvement at the Holiday Inn. Also in March 1995, the City <br /> Council approved those improvements subject to approval of the landscape plan, which in turn <br /> was also the recommendation of the Planning Commission in September 1995. In the same <br /> month, the City Council approved the landscape plan. <br /> Mr. Ringwald stated that Staffrecommends approval of Planning Case #98-15, Special Use <br /> Permit, subject to compliance with the plans in Exhibit A of the Staff memorandum dated May 6, <br /> 1998. <br /> Chair Erickson asked if anyone in the audience wanted to speak on behalf of Planning Case <br /> #98-15.
