A resident in the audience indicated that the school buses do not <br />come down the ro.ad at this time. <br /> <br />e <br /> <br />Mr. Everlz stated that in his neighborhood where there are two cul-de-sacs, the school kids are <br />picked up and dropped off at the end of the cul-de-sacs. Commissioner Baker noted that the <br />proposed cul-de-sac would be 600 feet long and this would be too long for children to walk, <br />particularly in the wintertime. <br /> <br />Acting Chair Nelson confirmed that the original proposal for the cul-de-sac had depicted a 50- <br />foot radius. Ms. Randall stated that this was correct. <br /> <br />Commissioner Galatowitsch stated that she did not understand why the cul-de-sac to the north <br />would have to be included in the change to the Official Map. She pointed out that a cul-de-sac to <br />the north would not serve any additional residents unless Mr. Bachman were to develop his land. <br /> <br />Acting Chair Nelson explained that the City rnust have a plan in place in order to be prepared for <br />future development. Ms. Randall concurred and noted that, if the status of the northern cul-de- <br />sac were not determined, Mr. Bachman would have the right to construct a building in the way of <br />a future street. If, in the future, the property was to be subdivided and a cul-de-sac was required, <br />no land would be ,dedicated for its construction. This would result in the City being required to <br />acquire additional property. <br /> <br />Commissioner Galatowitsch asked why the current dead-end for a straight through street would _ <br />not be acceptable. Ms. Randall stated that the Official Map currently depicts a through street ,., <br />alignment. If the Planning Commission were to recommend denial of the case and not approve <br />another option, this would result in the Official Map remaining as is. <br /> <br />Acting Chair Nelson asked if Commissioner Galatowitsch had been suggesting a hybrid cuI-de- <br />sac to the south ap.d a dead-end at the northern portion. Commissioner Galatowitsch stated that <br />this was correct. She reiterated that she could not see how a cul-de-sac to the north would serve <br />any additional properties. <br /> <br />Commissioner Galatowitsch noted that if a cul-de-sac were constructed on the Bachman property <br />it would infringe on the Hanson property that already has access off a straight street. If the <br />northern cul-de-sac were turned around it would infringe on the Josephine property as well as the <br />Hanson property. .... She indicated that, if there are no concerns for large vehicles, there might not <br />be a need for a cul~de-sac. <br /> <br />Acting Chair Nelson suggested that the dead-end could be brought down further to allow access <br />to lots six and seven. <br /> <br />Mr. Everlz stated that lots two, three, four and five, as shown on the Official Map, are not <br />consistent with the neighborhood due to their size and the slope of the land. Additionally, the <br />two accesses onto Lexington Avenue are not acceptable. He suggested that the proposed <br />configuration of three lots, with only one accessing Lexington Avenue, would fit better with the <br />neighborhood. Acting Chair Nelson noted that what Mr. Evertz described is similar to the <br />arrangement of option A. <br /> <br />e <br />
