<br />" <br /> <br />e <br /> <br />Option B, shows a cul-de-sac from the north that would only extend into the edge <br />of the Bachman property. In order to facilitate a 60 foot radius cul-de-sac, <br />property form the two lots in the Hanson Plat along Shoreline Lane would have to <br />be acquired. There is one existing house which would just meet the required 40 <br />foot front yard setback. The property to the west of Shoreline Lane does not <br />currently have a building permit. The cul-de-sac would considerably reduce the <br />buildable area. The cul-de-sac in this location would make it difficult to <br />subdivide the east section of the Bachman property, leaving only two lots possible <br />on the Bachman property where the existing Official Map shows three. <br /> <br />Utilities. Both City Sewer and Water currently run through the area with <br />easements (Attachment E). The proposed alignment would have utilities crossing <br />through lot 3 of the Josephine East LLC property that may cause variances to be <br />requested. In the Fall of 1998, a private sewer line was constructed on the <br />Hanson Plat that was to be temporary until Shoreline Lane was constructed and <br />sewer and water were relocated. Lot 2 of the Josephine East LLC property can <br />get water form Lexington Avenue, but it will need a private sewer line with <br />easement through lot 3 to the sewer main on Shoreline Lane. <br /> <br />e <br /> <br />Deadline for Agency Actions. The City of Arden Hills received the completed <br />application for this request on Febrnary 2, 1999. Pursuant to Minnesota State <br />Statute, the City must act on this request by Friday, April 16, 1999 (60 days), <br />unless the City provides the petitioner with written reasons for an additional 60 <br />day review period. The additional review period would extend to Friday June 25, <br />1999. The City may, with the petitioners consent, extend the review period <br />beyond the Friday, June 25, 1999, date. <br /> <br />Recommendation. The Planning Commission recommends approval of Option <br />A as presented in the Staff report, conditioned on it being acceptable to the City <br />Engineer. <br /> <br />Note. The Planning Commission's motion was not to approve the applicant's <br />proposal. <br /> <br />Updates. Per, the Planning Commissions rnotion the City Engineer has submitted <br />comrrients pertaining to the proposal and options (Attachment E). <br /> <br />Staff has also notified the owners of the property along Shoreline Lane in the <br />Hanson Plat and Bachman property of the cul-de-sac options that were discussed <br />and recommended at the Planning Commission meeting. <br /> <br />The applicant submitted a letter March 12, 1999 (Attachment A, page I of 6), <br />explaining their view of the action taken by the Planning Commission. <br /> <br />e <br /> <br />Pursuant to State Statute Section 462.355 Subd. 3, that a two-thirds vote of <br />all its'members is reqnired to adopt tbis amendment to the official map. <br />
