<br />City of Arden Hills <br /> <br />Chapter 12 Subdivisions <br /> <br />Subd. 2 Size. The lot dimensions in subdivisions shall not be less than the minimum <br /> <br />. <br /> <br />dimensions required to secure the minimum Jot area specified in the zoning ordinance of <br />the City. <br /> <br />Subd. 3 Butt Lots. Butt lots shall be platted at least five (5) feet wider than the average <br />width of interior lots in the block. <br /> <br />Subd.4 Side Lot Lines. Side lines of lots shall be substantially at right ang]esor radial <br />to the street line. <br /> <br />Subd. 5 Watercourses. Lots abutting upon a watercourse, drainage way, channel or <br /> <br /> <br />stream shall have an additional depth or width as required, to assure house sites that are <br /> <br /> <br />not subject to flooding. <br /> <br />. <br /> <br />Subd. 6 Natural Features. Featufes-In the subdividing of any land, due regard shall be <br /> <br />shown for all natural features, such as tree growth, watercourses, historic spots or similar <br /> <br />conditions, which if preseIVed will add to the attractiveness of the proposed development. <br /> <br />Subd. 7 Lot Remnants. All remnants of lots below minimum size left over after <br /> <br />subdividing of a larger tract must be added to adjacent lots, rather than allowed to remain <br /> <br />as unusable parcels. <br /> <br />Subd. 8 Comer Lots. Comer lots shall be platted at least ten (10) feet wider than the <br /> <br />12 - 26 <br /> <br />. <br />
