The Phase I study and <br />improvement project resulted in <br />the preparation of a Redevelop. <br />ment Plan and Design Framework <br />which addressed all the redevelop- <br />ment, traffic circulation, parking, <br />pedestrian circulation and funding <br />issues. it also included a strcct- <br />scape redevelopment program for <br />the whole area which was <br />implemented at that time. <br /> <br />PHASE II <br />Over the years, as the project aged <br />and the character of the area <br />matured, the City and the local <br />business community decided to <br />upgradt, the image of the area. <br />BRW was selected once again to <br />design totally new, updated street- <br />scape improvements that \-vauld <br />better reflect the current character <br />of the commercial district. The <br />second phase of streetscape <br />improvements, which was <br />completed in 1992, included: <br /> <br />. special paving <br /> <br />a new, custom-designed <br />lighting system <br /> <br />street furniture and pedestrian <br />amenities <br /> <br />landscaping planters <br /> <br />a seasonal banner system, <br />which is integrated into the <br />light fixtures <br /> <br />special entrance monuments <br /> <br />The improvement program also <br />called for converting an alley, by <br />covering and repaving it, into a <br />pedestrian mall and outdoor <br />dining space. <br /> <br />50th and France Redevelopment and Streetscape Improvements <br />Edina, Minnesota <br /> <br />
