<br />, <br /> <br />ARDEN HILLS PLANNING COMMISSION - MAY 3, 2000 6 <br /> <br />Commissioner Sand asked whether the rooftop unit on the proposed building addition will be . <br />parallel to the angled wall on the east side of the building. Mr. Daniels confirmed the rooftop <br />unit will run parallel to the building's radiant line. <br /> <br />Commissioner Sand asked what view of the rooftop unit will be seen by Chatham Avenue <br />residents. Mr. Pierce stated the residents will see the side of the unit which has a series of doors <br />for maintenance access. <br /> <br />Commissioner Sand stated he would like the applicant to maximize screening without incurring <br />structural costs. He added he would wish to see additional metal screening on the south edge of <br />the addition. <br /> <br />Mr. Pierce stated that screening had been discussed with the previous City Planner, Ms. Randall, <br />who indicated that screening would not be necessary. He expressed surprise that screening <br />seemed to be a major issue. <br /> <br />Commissioner Sand stated it was unfair to quote Ms. Randall in her absence, and noted that she <br />had included the screening requirement in the Staff recommendation. <br /> <br />Mr. Pierce stated he was surprised by that requirement also, and reiterated that he understood no <br />screening would be required. <br /> <br />Commissioner Sand asked for clarification with regard to a line depicted in a drawing, running . <br />one to two feet above the roofline. Mr. Pierce stated that the line represents rooftop duct work. <br />He added that duct work could be screened. <br /> <br />Commissioner Sand suggested the south wall ofthe parapet tower of the new addition should be <br />screened. Mr. Pierce stated that it could be screened. He asked whether metal screening would <br />be acceptable. Commissioner Sand stated the screening should blend with the roofline on the <br />addition. He added that it would satisfy him if the applicant made an effort to provide adequate <br />screemng. <br /> <br />Chair Erickson stated the proposed addition can become a significant issue if the original <br />building was not designed in an appropriate manner. <br /> <br />Chair Erickson stated that the portion ofthe Ordinance pertaining to screening of mechanical <br />equipment on the roof states that equipment shall be screened and constructed to obstruct direct <br />views of the equipment. He added the equipment is located inside the box which could be <br />construed as screening for the equipment. <br /> <br />Chair Erickson stated there is no way to effectively screen the rooftop unit from Chatham <br />Avenue. He added the parapets could be raised around the new addition as high as practical to <br />provide screening for the duct work and diminish the overall height of the cooling units. He <br />added the boxes are clean, and the roof would have an orderly look. <br /> <br />Commissioner Sand stated it does not appear to be economically feasible for the School District . <br />to screen the units. He added he is satisfied that the applicants have made some efforts to screen <br />the equipment. <br />
