Mr. Lucas <br />TraTI stated thc home would bc centered on thc lot with the garage on thc left. . <br /> <br />Commissioner Baker stated the lots are heavily wooded, and less trees would be lost during <br />construction of a single home than if two homes were built there. He added that the natural <br />foliage is beneJ1cial to the neighborhood. <br /> <br />Commissioner Baker moved, seconded by Commissioner Sand, to recommend approval of <br />Planning Case #00-35, lot consolidation of two parcels, 3295 and 3301 Katie Court, into one <br />parcel, with the following rcasons: <br /> <br />1. Thc application is able to meet the critelia for consolidation as outlined in Section 22-12, ( e) <br />of the City Code; <br />2. For future planning purposes, the City will consider reviewing the zoning for Katie Lane and <br />Katie Court to match what currently exists. <br /> <br />And with the following condition: <br /> <br />I. A survey acceptable to the County Surveyor and City Engineer be J11ed with the County to <br />legally combine the parcels. <br /> <br />The motion carried unanimously (5-0). <br /> <br />This Plmming Case will be reviewed at the Monday, October 30, 2000, City Council meeting. . <br /> <br />PLANNING CASE # 00-36 - NORTH HEIGHTS LUTHERAN CHURCH - 1700 <br />HIGHWAY 96 - PUD AMENDMENT - PUBLIC HEARING <br /> <br />Acting Chair Nelson opened the public hearing at 7:47 p.m. <br /> <br />Staff explaincd that the applicant is requesting approval of an amendment to North Heights <br />Lutheran Church's Planned Unit Development for the addition oftwo acccssory structures on the <br />southwest portion of the property along side Highway 10. <br /> <br />The applicant submitted all requested materials and was found complete on September 7, 2000. <br /> <br />The Planned Unit Dcvelopment for North Heights Lutheran Church was originally approved by <br />the City in Planning Case 84-21. Thc concept PUD set out a four stage development program. <br />The PUD was amended with Planning Case 95-13 for the addition of temporary elassrooms and <br />then again in Plamling Case 97-05 for a major addition to thc Church as well as a change from a <br />four to a three stage master plan. <br /> <br />The J1rst and second stages of the master plan have been completed at this time. This application <br />is not for phase three development (Sanctuary expansion) but for the proposed addition of two <br />accessory structures onto the property which are not currently shown on the master plan. North <br />Heights Lutheran Church does have the intention of coming before the Planning Commission in . <br />the future for phase three development but are not ready to do so at this time. <br />
