<br />ARDEN HILLS PLAN"lING COMMISSION - NOVEMBER 1,2000 <br /> <br />4 <br /> <br />Commissioncr Galatowitsch stated that a comer lot with two accesses can be attractive and might <br />be another instance where more than one access is allowed. Chair Erickson suggested that access <br />might be limited to one access pcr propcrty per public street. <br />Ms. Chaput stated that it would be inconsistent to allow two accesses on a property which abuts <br />two public streets, but not allow two accesses on an unusually wide lot. Commissioner Baker <br />stated that such instances should be left to the variance process. The Commission agreed. <br /> <br />. <br /> <br />Commissioner Sand moved, seconded by Conm1issioner Duchenes, to recommend approval of <br />Plmming Case #00-11 b, proposed changes to the Zoning Ordinance, as outlined in the "Proposcd <br />Amendments" section of the staff memorandum datcd October 23,2000, with the following <br />amendmcnts: <br /> <br />1. Section VI (F) # I C, Construction Standards - Surfacing, replace "drives" witb <br />"driveways". <br />2, Section VI (F) #3 C, Drivcways - Acccss to Streets, insert "which abuts one or more <br />public streets" after "each property". <br />3, Section VI (F) #3 C, Driveways - Prohibited Arcas, inselt "ofproperty" after "in any <br />arca"; and insert "or parking lots" after "designated driveways". <br /> <br />The motion carried unanimously (6-0). <br /> <br />This Planning Case will be reviewed at the Monday, November 27, 2000, City Council meeting. <br /> <br />PLANNING CASE # 00-38 - CITY OF ARDEN HILLS - AMENDING ZONING <br />ORDINANCE #291 - SECTION IV fA), ZONI~G :\-IAP (REZONING PROPERTIES TO <br />NEIGHBORHOOD BUSINESS) - PUBLIC HEARING <br /> <br />e <br /> <br />Chair Erickson opened the public hearing at 8:06 p.m. <br /> <br />Ms. Chaput stated that tbe City of Arden Hills requcsts that Section IV (A) of the Zoning <br />Ordinance #291, Zoning Map, be amended to include the Ncighborhood Business District. <br /> <br />Ms. Chaput stated that on September 27, 1999 (Plmming Case #99-04), the language for a new <br />zoning district, the Neighborhood Business Ct\1J3) District, was adopted by the City Council and <br />inserted into the City's Zoning Ordinance, Although the new district and language were adopted, <br />the properties undcr discussion for this district were not rezoned. Thercfore, at this time, there are <br />no properties in the City in the Neighhorhood Business District. <br /> <br />Ms. Chaput stated that the language for this district was adopted according to Comprehensivc <br />Plan and future planning discussions as well as the identification of properties that didn't <br />necessarily fit into the current zoning districts.
