<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 1,2000 <br /> <br />12 <br /> <br />would necd to be provided if an exception is to be granted, He noted that a residential use <br />component was not envisioned in the Neighborhood Business District. .. <br />Ms. Chaput stated she briefly looked into that factor, adding that under a multiple use operation, . <br />it could be defined as a minimum oftwo different businesses. She added this would incorporate <br />the residential component because it represents the live/work scenario which the Commission <br />wanted to include in the Neighborhood Business District. <br /> <br />Commissioner Sand stated he is excited about the project as he has lived in the neighborhood for <br />20 years and such a project would increase property values while providing the owner of the <br />property with useful income. He added the corner is a gateway to the community and an <br />important entrance to the City. <br /> <br />Commissioner Baker reqnested clarification with regard to the total gross buildable area. Mr. <br />Busch stated the building area would be approximately 13,200 square feet with a 3,500 square <br />foot parking area. <br /> <br />Commissioner Sand stated the ideal use for the property would be for the City to purchase it as a <br />municipal park area or green space. He added this proposal is the best alternative. <br /> <br />Chair Erickson stated he had hoped to see more retail in that area, adding he understands it is a <br />difficult corner. <br /> <br />Commissioner Baker asked for the total value of the property. Mr. Busch stated the total value is <br />estimated at $1.5 million. Mr. Cox expressed his pleasure at the financial involvement of .. <br />Presbyterian Homes, adding they would be the primary user ofthe residential space for their ,. <br />employees. <br /> <br />Chair Erickson stated the Commission had provided generally favorable comments. He added <br />there are some ordinance issues to be addressed by the applicants. He requested that the <br />applicants look at ways to Jessen the massive two-story wall at the north parameter of the <br />proposed building. He also requested that the applicants provide illustrations of the building on <br />all four sides. <br /> <br />Commissioner Sand asked whether the applicants are working under a timetable. Mr, Cox stated <br />they are not, adding that they may be close to reaching a purchase agreement with the seller. He <br />added that they hope to schedule a neighborhood informational meeting soon. Chair Erickson <br />stated that is advisable as a public hearing will be scheduled in conjunction with the application. <br /> <br />Commissioner Galatowitsch stated she supports the projcct and hopes the neighborhood will lend <br />its support as well. <br />REPORTS <br /> <br />A. Council Liaison <br /> <br />Councilmember Larson reviewed the Council's recent meeting at which a lot consolidation on <br />Katie Court and PUD Amendment for two gazebos at North Heights Church were both approved. <br /> <br />e <br /> <br />Councilmember Larson stated the Council had voted to abandon the Ingerson Neighborhood <br />project earlier in the month due to substantial neighborhood opposition.
