He <br />indicated if this property were properly done, there would be no reduction of value in the <br />area. <br /> <br />Commissioner Zimmerman asked if there had been any attempt to offer this property for <br />sale to the adjoining property owners before offering it up for development. Mr. Goserud <br />replied he had offered it to the neighbors, hut no one had accepted his offer. Mr. Aiken <br />stated he had also made the neighbors aware he wanted to sell his property. <br /> <br />Mr. Goserud stated the square footage he showed did not include the road. He indicated <br />with new technology, he believed any drainage issues could be addressed. He stated <br />when he moved to his property, there was one tree on the property and he had added the <br />rest of the trees. With respect to the business concerns that were brought up, he stated he <br />had a Special Use Permit for this and at that time, only one person had a complaint. He <br />stated he was not aware of anyone making any complaints regarding his business being <br />run on his property. <br /> <br />Diane Gibson stated the land had been offered for sale, but they were asking for too much <br />it. <br /> <br />Paul Trovedke asked if applicants were intending to stay on the property or leave. Mr. <br />Goserud stated he intended on ohtaining a smaller piece of property. <br /> <br />Chris Paul stated he had responded to Mr. Aiken's offer to sell his property. <br /> <br />Acting Chair Sand closed the public hearing at 9:09 p.m. <br /> <br />Commissioner Erickson asked if any ofthe emergency services had commented on this <br />proposed development. Mr. Parrish replied that minimally there should be 20 feet of <br />driveway/road to access the property. This development as proposed had 14 feet. <br />However, if the roadway were expanded to 20 feet, there would be no room for utilities. <br />He expressed concern regarding the proximity of a road between Wyocrest and Amble. <br />He indicated he had a lot of problems with this request. He stated he did not believe it <br />meet the City Ordinances. He stated he could not support this proposal. <br /> <br />Commissioner Pakulski expressed concern regarding the emergency vehicle access and <br />stated he did not believe it met the minimum depth requirements for lot development. <br />Mr. Parrish stated he was correct. <br /> <br />Commissioner Zimmerman stated he appreciated what the applicants were attempting to <br />do, but he had to agree with Commissioners Erickson and Pakulski regarding the access <br />roads and the density of the area. <br /> <br />Commissioner Galatowitsch stated a subdivision needed to comply with the current City <br />Code, and she did not believe this development complied.
