<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 7, 2001 <br /> <br />6 <br /> <br />Acting Chair Sand concurred with the comments made by the other Commissioners. He <br />stated based on the engineer's report, this development would not comply with the Code .. <br />and therefore, he was not in favor of this proposal. - <br /> <br />Commissioner Zimmerman stated due to Hamline Avenue being a County Road, he <br />believed the County would have some say in an access. <br /> <br />Acting Chair Sand moved, seconded by Commissioner Pakulski, to deny Case #01-27, <br />Hamline Preserve Preliminary Plat, for the following reasons: <br /> <br />I. There is no hardship in the continued use of this parcel as a single residence and <br />the present single-family use of this large parcel continues to be a reasonable use <br />of the property. As such, absent the proposed plat the applicants still enjoy a <br />substantial property right. <br /> <br />2. The proposed private access does not conform to City Standards. <br /> <br />3. Absent the requested variance, the proposed plat does not comply with the <br />minimum requirements of the Code and therefore, carmot be approved. <br /> <br />4. Given the cnrrent configuration ofthe plat, the deficiencies of the private access <br />and several unknown issues, granting the variance has the potential to adversely <br />impact adjacent property owners. <br /> <br />5. <br /> <br />For the reasons that have been stated regarding the street and utility access. <br /> <br />. <br /> <br />The motion carried unanimously (5-0). <br /> <br />CASE #01-28 - CATHOLIC AID ASSOCIATION, 3499 LEXINGTON AVENUE, SIGN <br />VARIANCE - PUBLIC HEARING <br /> <br />Staff reviewed their report dated November 1, 2001 and recommended approval for the <br />reasons contained therein. <br /> <br />Acting Chair Sand opened the public hearing at 9:22 p.m. <br /> <br />Dennis Olson, Administrative Officer Catholic Aid Association, stated they were <br />proposing to replace their old sign, which was erected in 1986. He indicated the current <br />sign was difficult to locate parts for, and that was one of the reasons they wanted to <br />replace the sign. He stated the sign proposed would not distract from their grounds or the <br />neighborhood. He indicated they did not have any issues with staffs recommendations. <br /> <br />Commissioner Erickson asked what was being proposed with respect to the size of the <br />signage. Mr. Parrish stated this was difficult to ascertain due to the structure sloping up. <br /> <br />Kaj Reiter, stated the approximate square footage of the monument was 300 square feet, A <br />hut the actual signage was 80 square feet. - <br /> <br />...""~".
