<br />ARDEN HILLS PLANNING COMMISSION - DECEMBER 6, 2000 <br /> <br />8 <br /> <br />Chair Erickson requested that Ms, Chaput encourage United Properties to consider wingwalls in A <br />her discussions with them, He added that another issue has arisen with this case which will .. <br />require some discussion between the City and the applicant, which is the semi-permanent <br />dumpster on the site which is apparently necessary for the business, He noted that some creative <br />definition for this fixture is necessary as it does not technically require screening. <br /> <br />Ms, Chaput stated that Ms. Ortley has indicated that screening would be the responsibility of the <br />management company. She added there were specifications in original PUD for screening, and <br />Ms, Ortley was unsure how to approach the various individual enclosures, <br /> <br />Commissioner Baker stated he would support this request. He added it is the first application of <br />its kind to the Commission that has incorporated a screening design into its specifications, He <br />expressed his appreciation of the applicant's efforts, He noted the City should find a more <br />comprehensive solution to this issue. <br /> <br />Commissioner Baker asked whether the 20 foot fence was the applicant's suggestion, Ms. <br />Compton confirmed that her company believes that a consistent line would look better. The <br />Commission agreed. <br /> <br />Ms. Compton stated that the fence could not be constructed until warmer weather because <br />cement could not be poured, She asked whether screening could be constructed in the spring, <br /> <br />Dave Scherbel, Building Inspector, stated that such Spring projects are usually given a deadline A <br />oOune 1. Commissioner Sand requested that a deadline oOune 1 be added as a condition of .. <br />approval. <br /> <br />Commissioner Baker moved, seconded by Commissioner Duchenes, to recommend approval of <br />Planning Case 00-40, Planned Unit Development amendment for 4300 West Round Lake Road <br />for the expansion of a trash compactor from eight yards to forty yards, with the following <br />conditions: <br /> <br />1. Construction of a screening fence in the location shown on the applicant's plan of the <br />same materials, opacity and height of the existing screened enclosure to the west oflhe <br />existing compactor, screening liquid nitrogen tanks. <br />2, Application for a building permit must be made with the Building Inspector. <br />3, Installation of screening at a time agreeable with City staff when weather and soil <br />conditions are suitable, no later than June 1,2001. <br /> <br />The motion carried unanimously (5-0), <br /> <br />This Planning Case will be reviewed at the Monday, January 8, 2001, City Council meeting. <br /> <br />PLANNING CASE # 00-43 -IMAGINALlTY - SITE PLAN REVIEW (SIGN PLAN) - <br />4211 N.
