The wetlands subdivide the site into small <br />portions of land and will require mitigation for future development. <br />b) Streets and Safe Intersections <br />There is no street proposed in the preliminary plat. Access to the proposed lots <br />would be from the nearest public street, Gateway Boulevard. <br />c) Easements <br />i) Existing <br />The existing utility easements (strips 1 through 4) and the peffilallent road <br />easement would need to be vacated for a development to occur. Also <br />existing is a sanitary sewer easement, electric transmission line easement, <br />pipeline easement, and a drainage and utility easement for the Gateway <br />Addition. <br />ii) Proposed <br />There is an area between the two billboard properties that is proposed to <br />be a sight line easement, as per the Morris Communications agreement. <br />Within this easement are 25 foot wide maintenance easements along side <br />the parcels. The billboard parcels are accessed by an access easement, <br />located along 1-694 and 1-35W, off of Gateway Boulevard. There is also a <br />proposed ten-foot wide power line easement in various areas of the <br />parcels. <br />d) Public Use Dedications <br />Section 22-9 of the City Code states that the developer must dedicate the <br />following back to the City: Sewers, electric, gas and water facilities; storm water <br />drainage and holding ponds; and not more than 10% of the property for recreation <br />and conservation (for nonresidential projects) or cash equal to the percentage of <br />land to be dedicated. Dedication will be required for this project at the time of <br />final platting of all of the consolidated parcels for development purposes. <br /> <br />e <br /> <br />PUD Concept Plan Review <br />A Concept PUD is a discussion process that allows the applicant to present preliminary <br />ideas to the City and to receive feedback from the City. No suggestions made by the <br />Planning Commission or City Council are binding to future stages of the PUD process. <br /> <br />Special requirements for the Gateway Business District are outlined in Section 5 (M) of <br />the Zoning Ordinance.
