A tolal <br />of 2196 spaces are provided with 58 spaces more that the 2138 spaces required. The <br />proposed parking ratio is 5.14 spaces per 1000 square feet of parking gross floor area <br />(GFAx 95%). <br /> <br />. <br /> <br />Opcn $Qace!Wetlands <br /> <br />The locations of the wetland systems and poor soil conditions, in combination with the <br />power transmission lines require concentrating development on the central part of the <br />site. Given the location of the wetlands, bad soils and other site constraints, development <br />of this project will require a limited amount of wetland encroachment. However, <br />unavoidable wetland encroachment will be properly permitted and mitigated and the <br />major portion of the existing wetland systems will be preserved intact. <br /> <br />The wetland mitigation and stonn water ponding requirements of the development will be <br />provided adjacent to the westcl11 wetland system. This in combination with the preserved <br />wetlands will result in significant open space ill both the western <md soutlNastern paris <br />ofthe site. <br /> <br />The proposed concept also includes large islands within and between the surface parking <br />areas. It also includes open space areas (parking setbacks) that vary between 10 and 40 <br />feet in width along the freeway, and a setback and boulevard with a combined width of <br />between 20 and 75 feet in width along Gateway Avenue. These islands and the perimeter <br />open space will provide substantial room for landscaping to buffer and enhance the <br />development. <br /> <br />e <br /> <br />Con~elJt B <br /> <br />Site Layout <br /> <br />Concept B is a less intense alternative. This concept includes a five story mid-rise office <br />building located in the central part of the site flanked by two single story office buildings. <br />One level of tempered parking is provided under the five story office building. <br /> <br />The office floor area totals are 45,000 square feet (GFA) for each ofthe single story <br />buildings and 225,000 square feet (GF A) for the five story building. The total office <br />development proposed for Concept B is 315,000 square feet (GFA). <br /> <br />The five story building faces to the southwest and is separated from the freeway by a <br />small parking area. This building and the office complex will hilve good visibility but <br />will have much less of an architectural impact and image. The sm,tller buildings are also <br />angled away from the freeways to minimize intrusion into the existing wetlands and to <br />avoid conflicts with the power transmission lines.
