F2b/%

.

9.0 Conclusions

1. The proposed development of 14,800 SF of pharmacy and drugstore is expected to
generate approximately 39 vehicle trips during the a.m. peak hour and approximately
154 vehicle trips during the p.m. peak hour.

2. Existing Year 2001 and post-development Year 2002 conditions were analyzed
during the a.m. and p.m. peak hours.

3. No major delay or queuing issues were found during the a.m. peak hour in either the
existing or post-development scenarios. Both delay and queuing problems were
discovered for the west approach left turn at the intersection of County Road E and
Lexington Ave.

4. Suggested roadway improvements requiring for acceptable traffic operations of
existing conditions were presented and include:

.

Re-designate the lane use for the west approach at the County Road E I
Lexington Ave intersection. This should include one exclusive left turn lane,
one shared thoughlleft turn lane and one shared through/right turn lane.
Modify the existing traffic signal at County Road E and Lexington Ave
(eastbound and westbound directions) to accommodate split phased operation.

5. Although no delay or queuing issues were found during the a.m. or p.m. peak hours
for the post-development conditions, a mitigation alternative was presented to control
access into and out of the proposed development site that is directly correlated with
the existing conditions roadway improvement measure.

.

Walgreen's Traffic Impact Study
Draft Report

Conclusion
February 07. 2001

9-1
