She noted these interior remodeling plans <br />(only requiring a building permit and are not a part of this packet) required some changes to the <br />exterior of the building and to the overall parcel. <br /> <br />Ms. Chaput indicated the proposed changes include the following: <br />. The addition of five 8' x 8' overhead doors on the west side ofthe building to match the <br />existing doors; <br />. A new awning above two of the overhead doors to match the existing; <br />. A 1200 square foot dock addition (-20' in height) on the north side of the building with two <br />9' x 10' overhead doors for large truck deliveries; <br />. A 400 square foot compactor pad on the west side of the building; <br />. Additional landscaping for screening, including three trees to screen the parking from County <br />Road E and a tree and landscaping to screen the compactor pad; <br />. Relocation of an electric fence and gate to the south of all of the dock doors and a new chain <br />link fence with security barb wire on the top, surrounding the entire truck dock area; and <br />. Restriping ofthe parking stalls to make better use of the property, including the addition of <br />islands within the dock area for one way parking traffic (restriping gains two more parking <br />stalls; existing stalls are shown as dotted lines), <br /> <br />Ms. Chaput noted staff recommends approval of Planning Case #01,01, site plan review for <br />Corporate Express, 1233 West County Road E, for five additional dock doors, a dock addition, <br />and a revised parking plan, with the following conditions: <br /> <br />I. The dock addition must be no closer than 18 feet from the year property line; <br />2. All parking stalls and drive aisles must be set back five feet from the property line; <br />therefore, the six parking stalls and drive aisle proposed at the rear ofthe building must <br />be eliminated, the area reconfigured to meet the Ordinance and the parking stalls <br />relocated on site; <br />3. No additional landscape area may be taken for parking space reconfiguration; <br />4. The applicant must accommodate two additional handicap parking stalls on site (total of <br />four) as per the Building Code; <br />5. All fencing must be located within the property lines, constructed of chain,link to a <br />height acceptable to the applicant and agreed to by staff; electric and barb wire fencing is <br />not permitted; and <br />6. Application for a building permit must be made with the Building Inspector. <br /> <br />Steve Unrah, Vice President of Corporate Express indicated he is in the process of merging two <br />companies, which is requiring the changes to his company's structures. He stated he knew the <br />parking would be a concern at this site. Mr. Unrah stated his company has leased additional <br />space for the sales and financial employees to eliminate some of the congestion at this site. He <br />noted the alternation in the dock doors would allow for a receiving dock area and an outgoing <br />dock area. <br /> <br />Chair Erickson closed the public hearing at 7:44 p.m. <br /> <br />Commissioner Sand acknowledged the fact that the applicant was replanting three trees at the <br />front ofthe lot and thanked the applicant for his efforts. <br />
