Environmental Analvsis of TCAAP Site. <br /> <br />1. Develoner Obli2ations. Developer shall accomplish the following <br />tasks: <br /> <br />a. Negotiate with state and federal regulators to detennine <br />standards that will be required for remediation and which are <br />acceptable to the Developer and City. <br /> <br />b. Ascertain the status of the Army's remediation efforts and <br />negotiate with the Army for the transfer of remediation <br />responsibility if deemed necessary or appropriate by the <br />Developer. <br /> <br />c. Compile feasibility study encompassing environmental, <br />demolition, infrastructure, market and open space issues. <br /> <br />d. <br /> <br />Work with insurance carrier to manage environmental risk and <br />costs through specific pollution liability policies. <br /> <br />e. Coordinate financial arrangements and insurance liability to <br />maximize financing feasibility for redevelopment. <br /> <br />f. Developer shall have the right to enter TCAAP Site for the <br />purposes of conducting inspections and tests following <br />coordination with and approval from the federal government, <br />subject to the following terms and conditions: <br /> <br />(I) Developer shall pay for all testing, inspections, studies, <br />or surveys of the site. Developer shall keep the site free <br />and clear of all liens and shall repair any damage to the <br />site that is caused by or in any way connected with said <br />tests, inspections, studies, or surveys. <br /> <br />(2) Developer shall submit to the City a list of persons and <br />businesses who shall work on the site. <br /> <br />3 <br />
