Floor Area Ratio ~ Code Requirement Met <br /> <br />The floor area ratio is obtained by dividing the sum of a buildings floor area by the <br />amount of the lot area. The floor area ratio cannot exceed 0.3 for the R-1 Single <br />Family Residential District. The FAR for this project is .06, much less than the <br />maximum permitted. <br /> <br />4. Landscape Lot Area - Code Requirement Met <br /> <br />The minimum amount of landscape area for the -I Single Family Residential District <br />is 65% of the lot area. The proposal shows 128,854 square feet of landscape area of <br />the total lot area of 148,104 square feet or 87%. <br /> <br />It is not anticipated that significant new landscaping will be added to the property <br />since the property currently has a large number of mature trees and other vegetation. <br /> <br />5. Height - Meets Code Requirement <br /> <br />The maximum building height allowed in the R-l Single Family Residential District <br />is 35 feet. The proposed elevations show a building height of 30 feet when measured <br />from the first floor. <br /> <br />6. Parking. - Meets Code Requirements <br /> <br />The Zoning Ordinance requires 1 parking space for every 4 residents, and 1 parking <br />space for every employee. With 10 rooms available, and one on sight caretaker, it is <br />necessary to provide 11 spaces to meet the code requirement. The applicant is <br />proposing 17 total spaces. However, ten would be paved, while seven would be <br />grass. Staff would suggest the use of turf blocks for the seven grass spaces. Access and Circulation. - Meets Code Requirement <br /> <br />Access to the property is proposed from existing access to Hamline Avenue. <br /> <br />8. Screening ~ Meets Code Requirement <br /> <br />Significant trees and vegetation currently exist along the borders of both adj acent <br />properties and Hamline Avenue providing ample screening. Staff would suggest that <br />trash be kept in an enclosed structure such as the existing garage. <br />
