The tract is irregular in shape and, as <br />indicated, contains an area of 172,0661 square feet or 3.951 <br />acres. The property is level in its east central area and rolling <br />to hilly in the remainder of the tract. The northerly tract <br />boundary is formed by the right of way of Highway 96, the westerly <br />tract boundary by the right of way of I-35W, and the southerly and <br />easterly tract boundaries formed by Round Lake Road West. <br /> <br />e <br /> <br />Based on the plat provided, there is approximately 375 feet of <br />frontage on the south side of Highway 96, 450 feet of frontage on <br />the right of way for I-35W, and approximately 690 feet of frontage <br />on Round Lake Road West. There is also 66 feet on the <br />southwesterly boundary formed by the old right of way of the <br />original Round Lake Road. <br /> <br />Of the ent ire subj eet tract, the property contains approximately <br />16,640= square feet on the original Round Lake Road right of way <br />in the southwesterly portion of the tract unencumbered by the <br />power line easement. The power line easement runs generally north <br />and south through the wes::erly portion of the property and <br />contains an area of 57,6001 square feet.
