The City's maintenance responsibility for sanitary sewer and water is limited to <br />the curb stop at Hamline Avenue. <br /> <br />4. Provide evidence of a perpetual private ingress/egress easement for Parcel B prior <br />to final platting. <br /> <br />S. Payment of the appropriate park dedication fee prior to final platting based on an <br />independent appraisal. <br /> <br />6. Revocation of the existing Special Use Permit for the property prior to the <br />issuance of a building permit. <br /> <br />7. Compliance with applicable City ordinances. <br /> <br />Final plat approval allows the Planning Commission and City Council a final opportunity to <br />review a plat to ensure that it is consistent with any requirements/conditions associated with the <br />preliminary plat approval. The following highlights compliance relative to the approval of the <br />preliminary plat: <br /> <br />I. The applicant submits final grading, drainage, erosion control, and utility plans for <br />approval by the City Engineer prior to issuance of a building permit. The building permit <br />will not be granted if satisfactory drainage cannot be accomplished. <br /> <br />This condition would need to be reiterated with final plat approval. <br /> <br />2. The portion of property currently extending into Hamline Avenue be dedicated to <br />Ramsey County on the final plat. <br /> <br />This is illustrated on the final plat <br /> <br />3. Provide evidence of a perpetual private ingress/egress easement for Parcel B prior to final <br />platting. <br /> <br />The applicant has submitted evidence of the area and legal description for the <br />easement. A condition requiring evidence of signature and recording of this document <br />would be necessary prior to signature of the plat. <br /> <br />S. Payment of the appropriate park dedication fee prior to final platting based on an <br />independent appraisal. <br />
