We also know from expcrience with major projects, that it is impossible <br />to anticipate every variablc. We have produced a scope and estimate that we feel is <br />realistic. We will work diligently to manage our time and the project budget carefully and <br />we are willing to be flexible in our approach to the project. It is important for the City <br />and the Developer to know that we believe that both the most successful public process <br />and the lowest cost will occur if we can complete the process within the seven month <br />period illustrated on Figure I. Interruptions and delays cause inefficiency, attrition anlOng <br />the participants, which in turn, causes redundancy of effort and additional cost. <br /> <br />Tn closing, on behalf of the entire team, I want to thank you for this opportunity.
