To bcgin this phasc, DSU <br />will prepare a graphic Design Framework exhibit and supporting text. This exhibit will provide <br />guidance to the creation of all project alternatives, in that it will provide physical and spatial <br />dimensions to the Community Vision, guiding principles and goals. This design framework will <br />include the conservation design concept prepared by AES. It will also depict community <br />aspirations for the image and character of development, the relationships between project areas, <br />ncighborhoods, access, circulation, transit service, open space systems and other relevant <br />elcmcnts. <br /> <br />A series of altcrnatives will be generated and reviewed with the Advisory Panel. These <br />alternatives will explore a variety of options for both thc overall site development pattern and the <br />rclative sizes and shapes of major site areas and different approaches to particular site areas and <br />features. These alternatives will all be prepared and visualized in a simple, schematic format. <br /> <br />As part of this process, DSU will prepare image sketches to assist the participants in <br />understanding ideas and concepts. When a meaningful set of altematives have been completed <br />(typically three basic alternatives and a scries of detailed alternatives), DSU will facilitate an <br />evaluation by the Advisory Panel. The entire project team will bc in attendancc at this meeting <br />and everyone will participate in the discussion. The Consultants will offer their recommendations <br />for the Advisory Panel's consideration. <br /> <br />The workshop will conclude with the selection of a preferred alternative by the Advisory panel. <br />This may involve some revisions or modifications to the material presented by the Consultant <br />Team. This information will be presented to the City Council, revised as necessary and then <br />rellned. More rcfined copies of the image sketchcs will bc prepared as necessary, and the plan <br />view exhibits will be hard lined for use in the report and in the comprchcnsive plan amcndmcnt. <br /> <br />Following the City Council's selection of the prefcrrcd alternative, there will be another ml\ior <br />communication event. The rcvicw of the evaluation of all of the alternatives will be described, <br />along with the key reasons for selecting the preferred altemative. There will be several <br />opportunities for public revie".. and comment. All ofthc comments will be recorded and <br />prcsented to the public and all of the participants. <br /> <br />7 <br />
