The primary objective for this
stagc of work will bc to achieve effective conncctions with the surrounding infrastructure. This will
be accomplished through meetings with the various stakeholders, both in the traffic analysis and
water rcsource areas. Altcrnati ves will be cvaluatcd at a generalized scale to estimate overall
impacts, with more subsequcnt additional detail for the selcctcd alternative. SRF will work closely
with AES staff to establish thc interface between natural resource corridors and water resource
rcquirements.

Outcomes, Products to be delivered:
Technical memorandum documenting the review and evaluation of alternatives with respect to
roadway functionality, utility conccpts, and water resource alternatives that mcct the design
critcria defined in Phase I.

Market Research

During Phase I, Market Rcscarch will create a spreadsheet that predicts a variety of impacts
based on the mix of uses on the sitc: number of workers, tax-base changcs, school enrollment
changes, etc. Market Research will also help the team identify and refine different development
alternativcs, rank the altcrnatives,. and present thc information to key stakeholders.

Outcomes, Products to be delivered:
Writtcn, statistical and graphic inputs to thc working analysis and final report. Meeting
attendance to help disseminate information to kcy stakeholders and facilitate discussions.

Applied Ecological Services

During Phase 3, AES will provide conceptual ideas and recommendations to integrate thc natural
resource and conservation design elements into the overall mastcr plan. AES will provide
fcedback regarding project design altcrnatives developed by the team, as well as more specific
recommendations pcrtaining to the selected altcrnative. We will focus on developing dispcrsed
stormwatcr management clcmcnt options (such as rain gardens) and other elements for
integrating the storm water managemcnt requirements with natural resource elemcnts, developing
stormwater quality enhancement options and planning clemcnts to provide a continuous natural
8
