Preparation of Land Use and Infrastructure Plan. <br /> <br />1. Developer Oblil!:ations. Developer shall accomplish the following <br />tasks: <br /> <br />a. Collect and analyze site data including: <br /> <br />(1) Reyie',y of OR baseTCAAP Site information sources to <br />identify existing conditions. <br /> <br />(2) <br /> <br />Perf-orm bBuilding inspection, and infrastructure <br />systems surveys. including location. verification, <br />inventory, and TCAAP Site condition evaluation~. <br /> <br />(3) Eyaluate the rResearch and field investigation results <br />to identify system conditions, capacities and <br />constraining elements of infrastructure as well as <br />possible opportunities for expanded service. <br />b. Review and Comment. Review and comment on drafts of <br />the City's Comprehensive Plan Amendment and <br />Infrastructure Plans as well as the City's economic impact <br />study relative to possible infrastructure financing. <br /> <br />2. City Oblil!:ations. The City shall accomplish the following tasks: <br /> <br />a. Planninl!: Consultant. City shall prepare an RFQ and retain a <br />planning consultant who shall prepare a Comprehensive Plan <br />Amendment and Infrastructure Plan for the TCAf.P SiteAH <br />Redevelonment Area to include the following elements: <br /> <br />(1) Zoning Ordinance, Design Guidelines, and related <br />regulatory changes to ensure implementation of the <br />Comprehensive Plan Amendment. <br /> <br />(2) <br /> <br />Transportation analysis and study. <br /> <br />5 <br />
