Planning Case #02-18, Cub Foods/Oppidan; Master and Final Plan <br />PUD, Lexington and Grey Fox <br /> <br />Mr. Parrish explained that the applicant was requesting Master and Final Plan <br />Planned Unit Development approval to construct a grocery store at the comer of <br />Grey Fox Road and Lexington Avenue. He stated that in response to the Council's <br />direction at their August 26, 2002 Council meeting, the applicant had submitted <br />revised building elevations for the Council's consideration. <br /> <br />Paul Tucci, Oppidan, Inc., clarified that on the south side, the sign was basically <br />the same square footage as the original pharmacy sign. He also indicated where <br />the architectural changes were made. <br /> <br />Council Member Larson thanked the applicant for listening to the Council and <br />coming forward with suggestions he thought was better architecturally. He noted, <br />however, that he thought there was still a lot of signage on the front of the <br />building. He indicated he had driven by five different grocery stores today and <br />noted there were too many signs in this proposal. He stated the signs far exceeded <br />any other grocery stores in the area. He noted the Rainbow Store in Shoreview had <br />also done a good job with landscaping around their building. He suggested the <br />additional space gained from not putting in the drive-through pharmacy be used <br />for additional landscaping. Mr. Tucci noted where they could add additional <br />landscaping to their design and stated they were willing to work with staff on the <br />additional landscaping. <br /> <br />Council Member Larson requested the three Cub signs be dropped from the <br />building. He believed the two large signs on the front, and the monument sign was <br />sufficient to identify this as a Cub Foods Store. Mr. Tucci noted one of the things <br />that was unique to this building as opposed to the other Cubs was the liquor store, <br />and that would need to have a separate entrance and separate signage for that. He <br />stated they were willing to take signs offthe sides. <br /> <br />Council Member Larson asked if it would be possible to move the liquor sign <br />under the pharmacy sign. <br /> <br />Craig Mephas, Super Value, stated Cub Liquor was a legal entity that Cub was <br />marketing, and they did not want to market the pharmacy and the liquor store <br />together. He stated the liquor store sign was very important. <br />
