Parking. - Does Not Meet Code Requirement For Spaces; Does Not Meet Parking Setback <br />Requirement (West/Cleveland Side) <br /> <br />The Zoning Ordinance requires I parking space for every 250 square feet of gross floor area <br />for Business and Professional Office uses. At the proposed 15,136 gross square feet of office <br />space, it would be necessary to provide 61 spaces to meet the code requirement. The <br />applicant is proposing 44 total spaces. The following table summarizes the provision of <br />parking on the site: <br /> <br /> <br />Some additional review may be necessary to determine if the estimated traffic and parking <br />required for the proposed building is consistent with the Business and Professional Office use <br />or if there is a more appropriate requirement. Since this is a PUD, a deviation from the code <br />requirement is permissible without granting a variance. However, the applicant will need to <br />provide the reasoning for why the proposed level of parking differs from the requirement (i,e, <br />the proposed office building is a less intense use than a standard Business and Professional <br />. Office, etc.). <br /> <br />In addition, the State Building Code and ADA parking standards call for a minimum of 2 <br />handicapped parking spaces for parking lots of 26-50 spaces and 3 handicapped parking <br />spaces for lots of 51-75 spaces. Two handicapped parking spaces are designated on the site <br />plan. However, it the parking is to be reconfigured to meet the standard for Business and <br />Professional Office, then the applicant will have to provide an additional handicapped space. <br />Staff suggests that the applicant meet the State Building Code requirement for handicapped <br />accessible spaces. <br /> <br />Parking setback requirements are highlighted below: <br /> <br /> <br />County E-2: 20 Feet <br />Cleveland; 5 Feet <br /> <br />As the table above indicates, the proposed parking setback from the Cleveland Avenue right- <br />of-way is less than the required 20 feet. Since this is a PUD, a deviation from the code <br />requirement is permissible without granting a variance. The entire parking area will be <br />curbed, surfaced and striped in accordance with City design standards. <br /> <br />. <br /> <br />8. Access and Circulation. - Meets Code Requirement <br /> <br />There is one access point to the property.
