<br />Memo to Planning Commission <br />Planning Case #02-32 <br />Page 5 of8 <br /> <br />. <br /> <br />of Public Works has indicated that the driveway should be located as far south as possible <br />and at it should not present a problem at the proposed location. Ramsey County has also <br />indicated that the minimum driveway (bituminous) width is 26 feet. As proposed the width <br />of the bituminous drive is 23 feet, 25 feet measured from the backs ofthe curbing. Approval <br />should be conditioned on a revised driveway width of 26 feet (may be 28 feet when measured <br />from the backs of the curbing). <br /> <br />A permit from Ramsey County will be required for all work in the County right-of-way. <br /> <br />9. Screening ~ Meets Code Requirement <br /> <br />Significant landscaping is proposed to screen both the parking on north side of the site and <br />some landscaping is also proposed to partially screen the parking area from the west side. <br />Additional screening from the west side may be addressed through additional landscaping to <br />be provided (see number 5). A trash area is proposed for the southwest end of the property. <br />Staff would suggest that a condition requiring a masonry enclosure with materials that match <br />the primary building be included. <br /> <br />10. Lighting - Meets Code Requirements <br /> <br />. <br /> <br />Lighting is identified on the lighting plan submitted with the application and is consistent <br />with the Zoning Ordinance, The Zoning Ordinance requires that all lighting be directed <br />away from adjoining lots or public streets and must be hooded so that light is only directed <br />onto the subject property. <br /> <br />The Neighborhood Business requirements call for parking lot lighting on pedestals not to <br />exceed not to exceed 14 feet. The lighting should be ornamental and not standard shoebox <br />lighting as this property is considered a gateway and part of the Neighborhood Business <br />district. Master and Final PUD approval shall be conditioned on approval of the ornamental <br />lighting by staff. <br /> <br />11. Sign age - No plans received <br /> <br />No signage has been proposed at this time. All signage shall conform to the City of Arden <br />Hills Signage Ordinance and will require staff approval. Although not required, staff would <br />suggest that any building sign be a monument style sign to preserve the character of the <br />surrounding area which is zoned R.2: Single and Two Family Residential. <br /> <br />12. Grading and Utilities. <br /> <br />The property would be serviced by eXlstmg utilities (sewer, water, gas, electric, and <br />telephone). Master and Final PUD approval should be conditioned on approval of a detailed <br /> <br />. <br />
