Silt fencing will be placed around the property during <br />construction. <br /> <br />The sanitary sewer line on the proposed plan connects to the existing sewer at the southwest <br />corner of the property. According to Operations and Maintenance staff the existing sewer <br />has a tendency to backup and act as a sort of secondary lift station. To prevent the existing <br />sewer from backing up into proposed sanitary sewer, staff recommends that any new sewer <br />be located a minimum of three (3) feet above the current sewer line and then dropping in. <br />Master and Final POD approval should be conditioned on this change to the utility plan to <br />prevent any future problems. <br /> <br />13. Aesthetics <br /> <br />The Neighborhood Business district requires the use of face brick, stone, glass, or natural <br />wood products. All walls shall be treated with the same exterior materials. The applicant is <br />proposing shake style siding, maintenance free siding, and a cultured stone base as the <br />primary bnilding materials, The front of the building would feature the cultured stone base <br />and the shake style siding, the sides would be treated with a partial cultured stone base and <br />the shake style siding, and the rear would be treated with maintenance free siding. Staff <br />would suggest that the cultured stone base be continued along the sides of the property. In <br />addition the sides of the building should be treated with the same exterior materials, The <br />Commission may want to discuss whether the materials should be the shake style siding, the <br />maintenance free siding, or an altogether different material. Staff would also suggest that <br />any desired material changes be included as a condition of approval. A rendering of the <br />proposed building will be provided at the meeting for your review. <br /> <br />14. Other Issues <br /> <br />a. Storm Water Management. Since the site (1.25 acres) is under 2.5 acres, it will <br />not be necessary for the applicant to obtain a permit from the Rice Creek <br />Watershed District Master and Final POD approval should be conditioned on <br />approval of a detailed storm water management plan by the City Engineer. <br /> <br />b. Easement for the Lift Station. There is an existing lift station located at the <br />southwest corner of the property. Master and Final POD approval should be <br />conditioned on the applicant providing an easement for the lift station. <br /> <br />c. Easement for a Gateway Sign. This corner is designated as a gateway. Master <br />and Final POD approval should be conditioned on the applicant providing an <br />easement at the corner for a Gateway Sign. <br /> <br />d. Sidewalks. The Neighborhood Business District states that "sidewalks shall be <br />provided adjaccnt to all public rights-of-way." Master and Final POD approval <br />
