PUD Permit and Development Agreement. Master and Final PUD approval <br />should be conditioned on the applicant executing a PUD Permit and Development <br />Agreement with the City, <br /> <br />f. Bicycle Racks. The Neighborhood Business District requires the provision of <br />bicycle racks in an area that is convenient to the main entryway into the building, <br />Master and Final PUD approval should be conditioned on the applicant providing <br />a bicycle rack adjacent to the sidewalk along the front (the west side) of the <br />building. Staff would suggest that the bicycle rack be located just southwest of <br />the building. <br /> <br />Deadline for Aeencv Actions <br /> <br />The City of Arden Hills received the completed application for this request on November 7, <br />2002, Pursuant to Minnesota State Statue, the City must act on this request by January 6, 2003 <br />(60 days), unless the City provides the petitioner with written reasons for an additional 60 day <br />review period. The City may with the petitioners consent extend the review period beyond the <br />120 days. <br /> <br />. <br /> <br />Options <br /> <br />I, Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial. If the City denies the petitioners request, "...it must state in writing <br />the reasons for the denial at the time that it denies the request". <br />4. Table for additional information. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #02-32, staff recommends that the Master Plan Planned Unit Development, and <br />Final Planned Unit Development I Site Plan review be approved with the following conditions: <br /> <br />I. A revised landscaping plan shall be submitted to the City Planner for his approval. <br />2. The applicant shall submit a landscape performance bond or other surety for 125% of the <br />cost of materials and installation valid one full year from the date of installation. <br />3. All necessary building permits shall be filed with the City Building Official. <br />4. All fire prevention systems shall be approved by the Fire Inspector. <br />5, Lighting shall be ornamental style lighting and shall be submitted to the City Planner for his . <br />approval. <br />6, A final utility plan shall be submitted to the City Engineer for his approval. <br />
