Any new sanitary sewer line that connects to the line at the southwest corner of the site be <br />located three (3) feet above the existing line and then dropped in to reach the existing line. <br />8. A final grading and drainage plan be submitted to the City Engineer for his approval. <br />9. A detail stormwater management plan shall be submitted to the City Engineer for his <br />approval. <br />10. A masonry trash enclosure shall be provided using materials that match the primary building. <br />11. The applicant shall provide the city with an easement for the lift station located at the <br />southwest corner ofthe site. <br />12. The applicant shall provide the city with a signage easement at the corner for a Gateway <br />Sign, <br />13. The applicant shall provide and install sidewalks adjacent to the public rights-of-way along <br />both the north and west side ofthe property. <br />14. The applicant shall provide a bicycle rack adjacent to the sidewalk along the front of the <br />building. <br />15. A PUD Permit and Development Agreement be approved by the City Council prior to the <br />issuance of a building permit. <br />16. The applicant obtains all necessary permits from and Ramsey County. <br />17. Compliance with the applicable provisions ofthe Zoning Ordinance. <br /> <br />If the Planning Commission makes a recommendation on this Planning Case, then it would be <br />heard at the Monday, December 16, 2002 special meeting of the City Council following the <br />regularly scheduled work session, <br /> <br />Attachments <br /> <br />1, Statement submitted by the applicant <br />2.
