He stated they had picked out a particular shake type, maintcnance free siding. He indicated it was a cross between a hardy board and regular siding. It was maintenance free, but it was not vinyl. He noted it had a good texture and would look good. It was a prefinished product. Commissioner Zimmerman asked what type of a warranty was there for color fading. Mr. Tramm replied they would not go with something dark, so they would not experience that type of fading. He stated there was a no fade warranty on the material. Commissioner Zimmerman asked what siding would be on the back of the building. Mr. Tramm replied there was nobody looking at the backside, so he was suggesting some other type of maintenance free materials. He noted the colors would all be coordinated. He stated he would bring samples oftheir proposed materials to the Council meeting. Commissioner Zimmerrilan asked for clarification on the parking, Mr. Hellegers replied it was five feet from the right-of-way on Cleveland Avenue. He noted the parking would not be right up against Cleveland Avenue. Mr. Tramm noted the building had 15,136 square feet. He removed from that total 1,968 square feet for stairwells, restrooms, closets, furnish and mechanical rooms, etc. with an actual lease able net square footage 13,168. He summarized for the Commission how he figured the parking space requirements. He noted the back exits were for fire purposes and they did not intend to have regular traffic in and out of those exits, He indicated there would be six office tenants, one story with a basement. He noted under the 300 square foot rule, they were required to have 43.89 parking spaces, which they met. However, if they used the 250 square foot rule, they would be short less than 1.5 spaces per unit. He noted, however, this would not be a Class A building and the parking requirements would be different than if this was a Class A building. He noted he had tenants already interested in renting. Chair Sand stated he liked the looks of the building, but was disappointed with the landscaping. He noted this would be a gateway comer and he wanted this to be a special building for Arden Hills. He noted there was no landscaping buffering the parking lot. He stated staff was requesting additional landscaping and he agreed there should be additional landscaping along Cleveland Avenue. He asked why were all ofthe pine trees on the north side with none on the west. Mr. Trarnm replied they could shift some of the pine trees to the west, or add additional pine trees on the west side. Chuck Plowe, Plowe Engineering, stated they could shift the landscaping and work with staff on that. Commissioner Duchenes asked what was going to be from the road to the start of their property line. Mr. Tramm replied it would be sod. Commissioner Zimmerman asked if there would be enough room for a sidewalk along Cleveland. Mr. Parrish replied the sidewalk would be in the County right-of-way, but applicant would be responsible for it.
