Guidant has also committed to updating the July 2002 traffic study prior to Phases II and m. A description of the requirements for each stage of development is detailed below. Phase I (Years 2003-2006) Prior to receiving final City of Arden Hill's approval for Phase I of the development, Guidant will complete the following traffic improvements. Roadway jurisdiction is indicated in parentheses following each improvement. . Reconstruction of Guidant Drive North (future Cummings Park Drive) from a two-lane roadway to a four-lane roadway, a llO-foot diameter cul-de-sac at the west end of the roadway, a three-way stop sign at the Fair Isaacs driveway entrance, two dedicated left-turn lanes from eastbound Guidant Drive North to northbound Lexington Avenue and one dedicated right-turn lane from Guidant Drive North to southbound Lexington Avenue. The roadway will be constructed consistent with and inspected according to City standards. (City of Arden Hills) . Installation of a traffic signal at Guidant Drive North and Lexington A venue. The signal will be designed according to Ramscy County standards and subject to County approval. (Ramsey County) In addition to the roadway improvements planned by Guidant, Ramsey County also has traffic improvements planned for adjacent roadways during the Phase I timeframe. These improvements are idcntified in the County's 2003-2004 Capital Improvement Plan and inelude: . Reconstruction of Lexington Avenue from Guidant Drive North to CR 96, including the construction of an additional northbound lane from Guidant Drive Nortb to CR 96. . A traffic signal will be installed at Victoria Street/Lexington A venue. Once the signal is installed at Victoria Street, the signals at Victoria Street and Guidant Drive North will be synchronized. Following the construction of the Phase I development and traffic improvements, and prior to Phase II development, Guidant will update the July 2002 traffic study to vcrify that the results of the study are still valid. The results of the traffic study update will be utilized to update the traffic improvemcnt plans for Phases II and III. Phase II (201O-20l4) Before Guidant can receive final City of Arden Hill's approval for Phase II of the devejopment, the following traffic improvements will be completed.
