e

e

.,

Under the City's landscape plan design requirements 350 caliper inches of trees are required
(the minimum total caliper inches required for trees can be arrived at by dividing the gross
square footage of all floors of the building [112,000] by 320) for this case. The applicant has
proposed 259.5 caliper inches of deciduous and ornamental trees in the provided area near
Building L. In addition the applicant has provided 53.28 caliper inches of coniferous trees in
the area surrounding Building L. The applicant has also proposed supplemental landscaping
of 90.5 caliper inches to be located in two supplemental landscaping zones on the site. The
two supplemental landscaping zones are located at the northwest comer of the Guidant
Campus, just west of Building 0 (the former Liv-A-Snaps building) and the other location is
along the east edge of the existing parking on Lexington Avenue. The result is 403.28 total
caliper inches.

Caliper Inches of proposed trees are outlined on the table belaw

This table does not include the caliper inches from the supplemental planting zones. The
coniferous trees proposed by the applicant actually fall somewhere between the categories
listed below as they are 3.33 caliper inches (8-foot height divided by 2.4). Staff has included
the coniferous trees in the 2 to 3 inch caliper category.

1-2 Stories

50 % (175 inches)

30 % (105 inches)

20 % (70 inches)

" Proposed # of
Caliper Inches

228.28 caliper inches

133 caliper inches

31.5 caliper inches

In addition to the trees outlined above, the applicant is proposing to plant shrubs and various
perennials around the building.

2. Height - Meets Code Requirement (as allowed per PUD Amendment)

The maximum building height allowed in the I-I Limited Industrial District is 35 feet. The
previous Site Plan for Building L showed a height of 62 feet at the highest point of the
building. The proposed elevations show a building height of 65 feet at the highest point.
The amended Master Plan PUD allowed for this 3-foot variance in height.

3. Parking. - Meets Code Requirement

e Parking for Building L would be accommodated through the existing surface parking on the

PC #03-06- PC Memo 022703 - Page 3 of 5
