BUILDING

1. City Hall Mechanical System

Mr. Parrish explained Johnson Controls had completed a commissioning report
on the heating, ventilation, and air conditioning (HV AC) and building automation
system (BAS). The report showed that many deficiencies exist. After two
meetings with staff, the contractor had agreed to repair all deficiencies noted in the
commissioning report at no additional cost to the City. The contractor had also
agreed to pay for the entire cost of the commissioning report. He stated the
contractor had been making the necessary repairs over the past three weeks, with
noticeable improvement. Staff is requesting that after all of the repairs are made,
to hire Johnson Controls to perform a retest of the HABC and BAS systems at an
additional cost to the City of $4,330. Staff is of the opinion that a re-check was
necessary to detennine if the building was functioning as originally intended.

.
