Zoning: Houses of Worship are permitted by a Special Use Permit within the R-1 Single <br />Family Residential District. Houses of Worship are not.permitted in the B-2 General <br />Business District. Variances would be required for the building height (30-foot variance <br />[65', current sanctuary is at 60']), the minimum landscape lot area (26.6% variance), and for <br />proximity of paving closer than 75' to a residential lot (see Section 6,E,6). <br /> <br />. <br /> <br />3. Parking: As noted in applicant's narrative statement, the proposal contemplates 1,625 <br />parking spaces for the entire facility. This number includes 22 standard handicapped <br />accessible parking spaces and 8 handicapped accessible van spaces. The plan contemplates <br />utilizing 5 parking spaces will need to be utilized for each bus (used during special events <br />such as the Passion Play and the Splendor of Christmas). As indicated above, the applicant's <br />overall ratio is 5.3 stalls per thousand square feet of building. Our current parking guidelines <br />require I space for every three seats for Churches. In addition other functions such as Day <br />Care require parking spaces, following is a list of applicable parking requirements. <br /> <br />Churches: 1 space for every 3 seats (based on design capacity) <br />Day Care: 1 space for every teacher or employee plus 1 space for each 5 individuals <br />receiving care. <br />Schools, Secondary: 1 space for each school employee plus one space per 4 students. <br /> <br />A parking analysis has been included with the application materials.
