The
coniferous trees proposed by the applicant actually fall somewhere between the categories
listed below as they are 3.33 caliper inches (8-foot height divided by 2.4). Staffhas included
the coniferous trees in the 2 to 3 inch caliper category.

1-2 Stories

50 % (80 inches)

30 % (48 inches)

20 % (32 inches)

Proposed # of
Caliper Inches

53.28 caliper inches

24.5 caliper inches

31.5 caliper inches

In addition to the trees outlined above, the applicant is proposing to plant shrubs and various
perennials around the building.

3. Scttening - Meets Code Requirement

.

Significant landscaping is proposed to screen site from adjacent properties. In addition, the
applicant has proposed using metal screening to contain light within the parking structure and
a "grow wall" concept on the south and west sides of the ramp which would utilize vines and
natural vegetative growth to help screen the ramp from neighboring properties.

4. Height - ConSistent with approved Master Plan PUD.

The maximum building height allowed in the I-I Limited Industrial District is 35 fcct. The
Site Plan for Parking Ramp #1 shows a height of 40 feet. This variance in height was
approved by the Master Plan PUD (pC #02-25).

5. Parking - Slight variance from Master Plan PUD.

The Master Plan PUD called for Parking Ramp #1 to be a 4-level ramp. The attached plans
show five levels, all of which are drawn to include parking spaces. Therefore the applicant
should verify that the plan is for a 4-level ramp with one level below grade. If the plan is for
a 5-level ramp, an amendment to the Master Plan PUD would be necessary.

.

PC #03-23- PC Report 09/03/2003 - Page 4 of 7
