<br />. <br /> <br />. <br /> <br />. <br /> <br />On the 23rd day of, October 2002, Permitee requested that Arden Hills <br />extend its approval of the Permitee's Amended PUD Application which <br />was going to expire before Arden Hills could take action on Permitee's <br />Amended PUD Application. The Arden Hills City Council approved the <br />extension request on the 1ih day of November, 2002, <br /> <br />I. On the 9th day of December, 2002, the Arden Hills City Council review <br />Permitee's Amended PUD Application, the Planning Commission's <br />recommendations, the recommendations of the Arden Hills staff and <br />approved the Amended PUD Application subject to the execution of a <br />development agreement which included conditions the conditions of <br />approval. <br /> <br />H, <br /> <br />3.0 Terms of Permit. Now therefore, the Arden Hills City Council hereby approves <br />the Permitee's Amended PUD Application, subject to the following conditions: <br /> <br />A. Use of Property, The Nelson Property may be used for an office building <br />and improvements in compliance with the Arden Hills' development and <br />zoning regulations, <br /> <br />B, <br /> <br />Site Plan, The office building and improvements to the Nelson Property <br />shall be constructed in a manner consistent with the site plan from Busch <br />Caulfield Architects, dated the 22nd day of November, 2002, and with the <br />specifications from the staff report dated the 3rd day of December, 2003, <br />attached as Exhibit B and executed by the Arden Hills Planner subject to <br />the following modifications: <br /> <br />1, The sloped surface of the access ramp on the east side of the <br />building shall use a concrete surface or fiberglass paver and the <br />curb immediately to the south of the driveway shall have <br />surmountable curb without an apron for the curb cut treatment, and <br />shall not be used for access by the general public. <br /> <br />2, The eight (8) parking stalls on the south side of the parking lot shall <br />be designated for compact cars only, <br /> <br />3. A masonry trash enclosure shall be provided, <br /> <br />4. Decorative lighting, as approved by the Arden Hills Staff, shall <br />replace the currents shoebox light fixtures contemplated on the site <br />plan. <br /> <br />2 <br />
