<br />5. <br /> <br />Two (2) free standing signs, not to exceed sixty (60) total square <br />feet, shall be allowed on the site, The signs shall be placed so that <br />the following clear vision area is maintained: <br /> <br />"Beginning at the intersection of the midpoint of the <br />driveway and the curb or edge of payment line of the <br />street, and extending thirty five (35) feet in the <br />direction of approaching traffic and twenty five (25) <br />feet toward the interior of the property and then a line <br />connecting these two points, " <br /> <br />6. A revised grading and drainage plan responsive to the issues <br />outlined in the November 29, 2001 Memo from the Arden Hills <br />Engineer, attached and incorporated as Exhibit C, and a detailed <br />utility plan shall be submitted to the Arden Hills Engineer for <br />approval prior to the issuance of grading or building permits, <br /> <br />7. A six (6) foot wide bituminous trail shall be placed along the public <br />right-of-way on Cleveland Avenue and County Road D. <br /> <br />8, Prior to the issuance of any building permits, Permitee shall convey <br />the following easements to Arden Hills: <br /> <br />(a) An easement for a gateway sign over, under and across the <br />west fifteen (15) feet of the south fifteen (15) of the Nelson <br />Property. The exact location of the sign in the easement <br />area shall be approved by the Arden Hills staff with input <br />from the Permitee. The width of the sign shall be no more <br />than twenty (20) feet and the height of the sign shall be no <br />taller than four (4) feet, six (6) inches, The Arden Hills staff <br />will seek input from Permitee as to the building materials and <br />landscaping around the sign so that the sign is sensitive to <br />its surroundings, However, the ultimate design of the sign <br />shall be selected by the Arden Hills staff. Arden Hills shall <br />maintain any landscaping inslalled by Arden Hills in <br />conjunction with the sign. Arden Hills shall repair any <br />landscaping damaged during the installation of the sign and <br />pay for all costs of installation of the gateway sign, <br /> <br />(b) An underground utility easement over, under and across the <br />north ten (10) feet of the west eighty (80) feet of the Nelson <br />Property, If Arden Hills, after installation, subsequently <br />disturbs the Permitee's landscaping to maintain its power <br />line, Arden Hills shall restore said land to its conditions prior <br />to the disruption of the landscaping, <br /> <br />3 <br /> <br />. <br /> <br />. <br /> <br />. <br />
