<br />2. <br /> <br />Commencement of Construction. No construction shall begin before <br />the building permit plans are approved by the Building Official. The <br />approved building plan shall be attached as Exhibit B. <br /> <br />3. Sprinkler Svstem. The building and attic portion of the building shall <br />be sprinkled. <br /> <br />4. Performance Bond. The Permitee shall submit a landscape <br />performance bond or other surety in the amount of 125% of the <br />estimated cost of the landscape materials and the cost of labor <br />installation for such materials. The security shall be valid for one (1) <br />full year after the date of substantial completion for the building. The <br />date of substantial completion shall be determined by the Arden Hills' <br />Building Official. <br /> <br />5. Additional Permits. The Permitee shall obtain all necessary permits <br />from the Rice Creek Water Shed District and Ramsey County. <br /> <br />6. ADA Compliance. The concrete curb and walkway at the front entry to <br />the building shall include an ADA compliant curb cut and ramp. <br /> <br />7. <br /> <br />Revised Liqhtinq Plan. Permitee shall submit a revised lighting plan to <br />reduce impact of parking lot lighting on neighboring properties. The <br />approved lighting plan shall be initialed by the Arden Hills City Planner <br />and attached as Exhibit C. <br /> <br />8. Siqns. Two (2) freestanding monument style signs, not to exceed 60.5 <br />total square feet, shall be allowed on the MSP Property. The signs <br />shall be located so that a clear vision triangle is maintained at the <br />intersection of County Road D and Cleveland Avenue. <br /> <br />9. Revised Gradinq/Drainaqe Plan. A revised grading and drainage plan <br />responsive to the concerns outlined in the memorandum dated <br />February 17, 2004 from the Arden Hills City Engineer shall be <br />submitted to the engineer for approval. The approved <br />grading/drainage plan shall be initialed by the Arden Hills City <br />Engineer and attached as Exhibit D. <br /> <br />10. Trailwav. The Permitee shall install a six (6) foot wide bituminous trail <br />along the public rights-of-way on Cleveland Avenue and on County <br />Road D. The trailway plan shall be approved by the Arden Hills City <br />Engineer. The approved trailway plan shall be initialed by the engineer <br />and attached as Exhibit E. <br /> <br />11. <br /> <br />Siqn Easement. The Permitee shall provide a 15 foot by 15 foot sign <br />easement for gateway signage near the intersection of County Road D <br />and Cleveland Avenue.
