Landscape Lot Area - Landscape area requirement met; Landscaping requirements not <br />met. <br /> <br />The landscape area requircment for the B-1 district states that a minimum of 25% of the <br />propcrty should be kept as landscape area. Bcthcl College's current Landscape Lot Area <br />has been calculated at approximately 123.94 acres or approximately 77% percent of the <br />total campus as landscape area. In condition #7 of Special Use Permit 78-5, Bethel <br />college was limited to a minimum amount of landscape lot area (by indicating a <br />maximum of25% impervious area) for the campus as 75%. While the exact figures were <br />not available at the time of this report, staff has estimated that the new dormitory would <br />reprcsent a loss of 2.88 acres of landscape area or approximately 76%. If the new <br />dormitory were not being relocated but were simply built in addition to all buildings <br />shown on the plan the campus would still meet the 77% landscape lot area. <br /> <br /> <br />(Acres) <br />123.94 <br /> <br />(%) <br />77 <br /> <br />(Acres) <br />121.06 <br /> <br />(%) <br />76% <br /> <br />Under the City's landscape plan design requirements 259 caliper inches of trees are required <br />(the minimum total caliper inches required for trees can be arrived at by dividing the gross <br />square footage of all floors of the building [83,000] by 320) for this case. The applicant has <br />proposed approximately 96-115.5 caliper inches of deciduous and ornamental trces and 25- <br />33.3 caliper inches of coniferous trees in the provided area near Addition J. The result is <br />121-148.8 total caliper inches. The range is due to a listed range of caliper inches on the <br />applicant's planting schedule. The City's Landscape Plan requirements (Ordinance 291: <br />Zoning; Appendix A, Landscape Plan #4) state the minimum size for deciduous and <br />overstory trees as 3 caliper inches; 2 caliper inches for ornamental trees; and a height of 8 <br />feet for coniferous trees. In addition, there are 38 ornamental trees which could not be <br />counted in the caliper inch figures because the planting schedule only lists the trees height. <br />The caliper inches of trees also do not comply with the percentages outlined in the City of <br />Arden Hills Landscaping Plan standards (as shown on table below). <br /> <br />The conifcrous trees proposed by the applicant actually fall somewhere between the <br />categories listed below (6-foot or 8-foot height divided by 2.4).
