The Rice <br />Creek Watershed District has reviewed and approved of the use of the permeable paver <br />surface. In addition, the City Planner and City Engineer have reviewed the use of the <br />permeable paver surface and are comfortable with its use. This Planning Case file includes <br />reports on the use of permeable paver surfaces at various locations throughout the country, <br />and pictures of the permeable surfaces. Staff has not attached these documents due to their <br />length but could certainly providc the Planning Commission with the documents upon <br />request. <br /> <br />4. Sign age - Not Addressed <br /> <br />No building signage has been proposed in this application. It is staffs assumption that <br />building signage would be similar to that of Heritage Hall and other campus dormitories. <br />Based on the sign ordinance, the property is in District 6, or those areas on Lexington <br />Avenue north of 1-694, along Highway 96, and property zoned Bl. This would allow the <br />applicant to apply for 60 square feet of wall signage on the building and 45 square feet of <br />freestanding signage (both with external or internal lighting; Ordinance 333: Table I "Sign <br />Standards") that could be approved through a Sign Permit. <br /> <br />- <br /> <br />5. Aesthetics - Code Requirement Met <br /> <br />As mentioned in the overview section, the applicant is proposing a four-story dormitory <br />similar in design to Heritage Hall but without the light-colored horizontal bands. The <br />exterior of the proposed building is brick, which would also be a similar color to Heritage <br />Hall (pictures of Heritage Hall will be included in staffs presentation on March 3, 2004). <br />Since the time of original plan submittal there have been a few minor revisions to the exterior <br />design of the building. Basically, the window area which appears to protrude from each suite <br />has been eliminated, these window areas would now be flush with the rest of the building <br />exterior. Colored Elevations and a rendering have been included in the Planning <br />Commissioners packets to better depict the exterior of the proposed building.
