<br />e <br /> <br />e <br /> <br />e <br /> <br />smoke, dust, air pollution, heat. liquid or solid waste, and other nuisance characteristics; <br />drainage; population density; visual and land use compatibility with uses and structures <br />on surrounding land; adjoining land values; park dedications where applicable, and the <br />orderly development of the neighborhood and the City within the general purpose and <br />intent of this ordinance and the Comprehensive Development Plan for the City." <br /> <br />The Plauning Commission must again make a finding as to whether or not the <br />proposed Special Use Permit would adversely affect the surrounding <br />neighborhood and larger community as per the aforementioned factors. <br /> <br />2. Sign age - Requirement Met. <br /> <br />The applicant has indicated that he intends to install a backlit sign which will be moved from <br />the applicant's Little Canada location. This property is location in Sign District 5 and allows <br />for backlit wall signs with a maximum area of eighty (80) square feet. The applicant has <br />indicated that the signage would comply with the Sign Ordinance regulations. Installation of <br />any sigJlage will be subject to approval of a Sign Permit by the City Planner. <br /> <br />3. Aesthetics - Requirement Met. <br /> <br />The only exterior alteration to the building would be the addition of the sign on the east side <br />of the building, and the addition of four (4) service bay doors at the west end of the north side <br />of the building. The service bay doors should be somewhat obscured from view as they are <br />set back more that 200 feet from Lexington Avenue and they would likely not be visible <br />because of the Blue Fox restaurant and the building directly to the west of it. <br /> <br />4. Parking - Requirement met. <br /> <br />Potentially applicable parking standards are: <br /> <br />Retail: 1 for each 150 sq. ft. of gross retail sales floor spacc. <br />Other Business or Industry: I for each employee on major shift plus 1 for each vehiele used <br />in conducting the business or 1 for each 1000 sq. ft. of floor area whichever is greater. <br />Service Station: 3 for each enclosed bay plus 1 for each employee on peak work shift. <br /> <br />Using the standards as listed above; the retail standard would warrant 2-3 parking spaces, the <br />othcr business or industry standard would warrant no more than 11 spaces, and the service <br />station standard would warrant no more than 21 spaces. Staff believes that the other business <br />and industry standard is the most applicable for this particular use. Furthcrmore, the existing <br />parking areas should be sufficient to accommodate the proposed use. <br /> <br />5.
