<br />2.0 Approval of PUD. On July 11,2005, the Arden Hills City Council considered <br />the recommendations of the Arden Hills City Planner and adopted <br />Resolution No. 05-45 approving the PUD. The approval of the Arden Hills <br />City is subject to the following conditions: <br /> <br />A. Revised Final Plans. The applicant shall submit revised plans, <br />responsive to the comments from the Plan Review Comments <br />contained in City Planning File #05-12 for review and approval by <br />the City Planner, City Engineer, and City Building Official, prior to <br />issuance of building permits. <br /> <br />B. Development Timeline. The applicantts timeline for development <br />shall be as follows: <br /> <br />1. <br /> <br />Phase 1: Summer 2005 - The developer may begin grading, <br />installing utilities, and construction of storm water <br />improvements. It is expected that construction on 3 <br />buildings/l6 units (presumably units 15-30), will also begin at <br />this time. The 3 buildings/16 units are expected to be ready <br />for occupancy by the Spring of 2006. <br /> <br />2. Phase 2: Summer 2006 - The developer expects to begin <br />construction on the remaining 4 buildings/14 units (presumably <br />1-14) with expected occupancy of these units by the spring of <br />2007. <br /> <br />3. Extensions beyond 2007 shall require application to the City <br />Council for review and approval. At the time of application <br />for extensions, the City Council may include such conditions of <br />approval as they determine necessary for compliance with <br />City Code. <br /> <br />C. Number of Businesses in a Unit. 30 office condominium uses have <br />been proposed for development on individual lots. Only one <br />business shall be permitted to occupy anyone lot within the <br />development. <br /> <br />D. Retail Uses. Retail uses shall not be allowed to occupy any of the <br />units in the proposed development. except for incidental or <br />accessory sales. <br /> <br />E. <br /> <br />Restaurant Uses.
