Residential uses shall not be allowed to occupy <br />any of the units in the proposed development. <br /> <br />G. Landscaping Plans. The applicant shall submit a revised landscape <br />plan for review and approval by the City Planner prior to the <br />issuance of building permits. The revised landscape plan shall <br />include a mixture of coniferous and deciduous trees along the west <br />buffer yard of the development. The mixture of landscaping shall <br />adequately screen the development from the residential properties <br />to the west. <br /> <br />H. Tree Preservation. The applicant and their contractors shall work <br />with the City Planner and City Forester to save as many existing, <br />healthy, and well placed trees as possible in the areas designated <br />as landscape space. <br /> <br />I. <br /> <br />Signage. One freestanding monument sign at the Highway 96 <br />entrance shall serve for the development which shall conform to the <br />City's Sign Ordinance restrictions. Wall signage within lhe <br />development shall include 30 square feet for each unit in <br />accordance with the City's Sign Ordinance restrictions. Signage <br />shall be limited to the front of the building. <br /> <br />J. Screening of Mechanical Operating Equipment. All mechanical <br />operating equipment shall be screened to meet City regulations. <br /> <br />K. Decorative Fencing to Surround the Pond. Decorative painted <br />fencing (like painted wrought iron fencing) shall be erected around <br />the pond at the northeast corner of the Property to protect <br />pedestrians from falling into the pond. <br /> <br />L. Execution of a PUD Permit. Execution of a PUD Permit drafted by the <br />City Attorney and approved by the City Council prior to the <br />issuance of a Building Permit. <br /> <br />M. Park Dedication. Satisfaction of the park dedication requirements <br />as approved by the City Council in the amount of $40,000.00. <br /> <br />N. <br /> <br />Final Plat. The applicant shall submit an application for a Final Plat <br />within six (6) months following City Council approval of the PUD and <br />Preliminary Pial. <br /> <br />O.
