( . 1 ~ . . . F. Residential Uses. Residential uses shall not be allowed to occupy any of the units in the proposed development. G. Landscaping Plans. The applicant shall submit a revised landscape plan for review and approval by the City Planner prior to the issuance of building permits. The revised landscape plan shall include a mixture of coniferous and deciduous trees along the west buffer yard of the development. The mixture of landscaping shall adequately screen the development from the residential properties to the west. H. Tree Preservation. The applicant and their contractors shall work with the City Planner and City Forester to save as many existing, healthy, and well placed trees as possible in the areas designated as landscape space. I. Signage. One freestanding monument sign at the Highway 96 entrance shall serve for the development which shall conform to the City's Sign Ordinance restrictions. Wall signage within lhe development shall include 30 square feet for each unit in accordance with the City's Sign Ordinance restrictions. Signage shall be limited to the front of the building. J. Screening of Mechanical Operating Equipment. All mechanical operating equipment shall be screened to meet City regulations. K. Decorative Fencing to Surround the Pond. Decorative painted fencing (like painted wrought iron fencing) shall be erected around the pond at the northeast corner of the Property to protect pedestrians from falling into the pond. L. Execution of a PUD Permit. Execution of a PUD Permit drafted by the City Attorney and approved by the City Council prior to the issuance of a Building Permit. M. Park Dedication. Satisfaction of the park dedication requirements as approved by the City Council in the amount of $40,000.00. N. Final Plat. The applicant shall submit an application for a Final Plat within six (6) months following City Council approval of the PUD and Preliminary Pial. O. Necessary Approvals from Other Agencies.
