The parking lot lights directly west of unit #20 and along the access road <br />from Hamline Avenue should have shields added to reduce the lighting levels to meet <br />City regulations. Additionally, all lighting sources are required to be concealed. <br /> <br />The elevation plans show an address sign with a light above it outside each of the unit <br />entryways. These lighting fixtures should be included in the photometric plans so that <br />the overall lighting levels can be determincd. <br /> <br />A condition should be added to the POO document that lighting cut sheets and revised <br />photometric plans shall be submitted to the City Planner for review and approval prior to <br />the issuance of building permits. <br /> <br />13A. Grading, Drainage, and Utilities - Revised plans required as per comments of City <br />Engineer regarding Grading. Drainage, and Utilities. . <br /> <br />The City Engineer has made several recommendations relative to grading, drainage, and <br />utilities which are included in the Plan Revicw Comments section. <br /> <br />The pond at the northeast corner of the site could be a hazard to people using the trail on <br />Highway 96 if they lost control of their bicycle. A decorative fence (like the wrought <br />iron fence at the CSM property located at Cmmnings Park Drive and Lexington) should <br />eliminate the possibility of a pedestrian accidentally faIling into the pond. A condition to <br />this effect should be added to the POO document. <br /> <br />The applicant would also be required to obtain the necessary permits from the Rice Creek <br />Watershed District in regard to drainage, erosion control, and storm water. <br /> <br />14A. Plan Review Comments - Plan review comments received from the City Engineer, City <br />Planner, Operations and Maintenance Department, City Building Official, Lake Johanna <br />Fire Department, and Ramsey County <br /> <br />a. The hydrant that is in front of Unit 15 should be moved NE of Unit 12. <br />b. There is a possible need to add a hydrant near the front of Unit 25. <br />c. Each FDC needs to be within 150 feet of a fire hydrant. <br />d.
