Another CB would be <br />needed at the parking lot entrance, which would connect to CB4. This would <br />eliminate the storm sewer that flows north from CB9 to the pond. Construct a <br />valley gutter or driveway apron at the daycare entrance to facilitate drainage. <br />v. Measure all road width face to face. Back to back dimensions do not jive with <br />face to face dimensions. <br />w. Is proposed trail/pathway easement vacation ok? This to be addressed by the <br />City. <br />x. Move wall along southern edge of the property so that all geogrid is located <br />within property. <br />y. It is the assumption that the owner of the property will be responsible for the <br />maintenance and repairs of all utilities (watermain, sanitary and storm including <br />all pipes, valves, hydrants, structures) drainage (ponds, rainwater gardens and <br />sediment traps) and roadway. <br />z. Please update plans to reflcct 42" RCP crossing Highway 96 instead of 24" RCP <br />storm sewer. <br />aa. Confirm watermain service on Highway 96. <br />bb. Please turn on utility pipe work on top survey sheet and show sanitary and water <br />pipes on storm sheet. <br />cc. Please provide detailed calculations on CB capacity, CB tributary areas, flow in <br />pipes, etc. May need to consider additional CB at CB6 due to the large tributary <br />area and shcet flow towards the structure. <br />dd. Use concrete pads for trash enclosures instead of bitmninous. Ensure all trash <br />enclosures are at high points. <br />ee. Please move hydrant along eastern property line away from geogrid area. May <br />consider bringing the watermain around to the rear of units 26-30 and then along <br />the eastern property line to the watermain tap at Highway 96. Storm sewer must <br />also be out of the geogrid (see comment u.). <br />ff. The face of the retain wall along eastern property must be at least 2 feet from <br />property line. <br />gg. Need a valve at western watermain connection. <br />hh. Attempt to average the sanitary sewer grade to avoid abrupt grade changes <br />throughout the sanitary sewer run where possible. This is aimed at avoiding <br />potential sedimentation. <br />11. Developcr must obtain proper Rice Creek Watershed District permits and <br />approval. <br />JJ. Developer must obtain approval from Ramsey County for access control to <br />Highway 96. <br />kk.
